Our Leasing Services Include:

  • Place a Sign at the Property. We will place a sign at the property with a phone number posted for prospective tenants to phone in to receive more information.
  • Advertise the Property on 30+ Websites. Most prospective tenants use the internet when searching for rental property. We utilize over 30 different websites to advertise your property on, giving it as much online exposure as possible.
  • Respond to all Inquiries Regarding the Property. We are available 24/7/365 to show property. It is because of our quick response time that we are able to lease properties so quickly.
  • Thorough Tenant Screening Process. This service includes background, criminal and credit check, verify past rental history, and verify employment. We then gather all of the applicant’s iinformation and send it to you, the owner, so that you can make the final decision on who moves into your property.
  • Conduct Property Walk-thru with Tenant. We will walk through the property with the tenant, and the tenant will have the opportunity to express any concerns prior to moving in, so that we can have the property up to par on date of move in.

  • Respond to all Tenant Maintenance Requests. The tenant will notify us directly of any maintenance repairs needed, and we will address all issues in a very timely manner in order to maintain a happy and satisfied tenant. We will notify you, the owner, of all maintenance activity as it occurs.
  • Provide 24 Hour Emergency Service to Tenants. The tenants are provided with a 24 hour emergency phone number to call with any emergency maintenance repairs.
  • Enforce Rent Collections. Once a tenant is late in rent, we contact the tenant on a daily basis through phone calls, letters, and property visits to enforce rent collections.

The Importance of Tenant Screening

Aside from selecting the right  residential investment property, the most important task in securing your financial return of your investment is TENANT SCREENING.

Renting residential property is much more than placing a “For Rent” sign in the yard and moving in the first person that shows interest in your property. Without proper screening, you are setting yourself up for a nightmare. Your tenant screening should be a two step process:

  • “Pre-Screening” at the first contact made with a prospect. This allows you to not waste time on an unqualified prospect.
  • Application Processing: As a landlord or property manager, you should require that all prospects complete an application and consent to at minimum a credit and criminal background check.

Proper application processing and tenant screening can reveal information about a prospect that they may have forgotten to mention while they were telling you how great of a tenant they are.

It is also important that you familarize yourself with laws governing the tenant screening process.
