Our Leasing Services Include:

  • Place a Sign at the Property. We will place a sign at the property with a phone number posted for prospective tenants to phone in to receive more information.
  • Advertise the Property on 30+ Websites. Most prospective tenants use the internet when searching for rental property. We utilize over 30 different websites to advertise your property on, giving it as much online exposure as possible.
  • Respond to all Inquiries Regarding the Property. We are available 24/7/365 to show property. It is because of our quick response time that we are able to lease properties so quickly.
  • Thorough Tenant Screening Process. This service includes background, criminal and credit check, verify past rental history, and verify employment. We then gather all of the applicant’s iinformation and send it to you, the owner, so that you can make the final decision on who moves into your property.
  • Conduct Property Walk-thru with Tenant. We will walk through the property with the tenant, and the tenant will have the opportunity to express any concerns prior to moving in, so that we can have the property up to par on date of move in.
  • Administer Lease and other Disclosures to Tenant. We will execute the lease and administer disclosures to protect you, the landlord.
  • Collect First Month’s Rent and Deposit. The first month’s rent and deposit will be collected and distributed to the owner in a timely manner.

Our Management Services Include:

  • Collection of Monthly Rent. The tenant will send in their monthly rent to our office via postal mail, direct deposit or online payment.
  • Distribute Monthly Rent to Owner. Owner rental draws will be distributed monthly via postal mail or direct deposit.
  • Provide Owner with 24 Hour Online Access to all Account and Property Activity. We offer the most comprehensive online customer care center available. Owners have access to over 40 different online reports, including rent roll, rental income reports, maintenance expense reports, year end reports, and so much more.
  • Provide the Owner with Monthly Statement of Incomes and Expenses. We provide monthly statements to the owner online through paperless statements, or through mailed statements each month.
  • Respond to all Tenant Maintenance Requests. The tenant will notify us directly of any maintenance repairs needed, and we will address all issues in a very timely manner in order to maintain a happy and satisfied tenant. We will notify you, the owner, of all maintenance activity as it occurs.
  • Provide 24 Hour Emergency Service to Tenants. The tenants are provided with a 24 hour emergency phone number to call with any emergency maintenance repairs.
  • Enforce Rent Collections. Once a tenant is late in rent, we contact the tenant on a daily basis through phone calls, letters, and property visits to enforce rent collections.
